Request early access through our contact page. Once accepted, you can sign up with your email, add your first property, and start inviting collaborators within minutes.
Tap 'Add Property' and start typing the address — atriolo will suggest matches automatically. You can then add rooms, appliances, and documents to build a complete property record.
Yes. Each appliance record includes purchase date, warranty expiration, model and serial numbers, and you can scan the appliance label with your camera for quick data capture. Set reminders so you never miss a warranty expiration.
When you post a project with a category, budget, and photos, contractors in your area can discover it through location-based search. They submit bids, and you can compare, message, and accept the best fit — all within atriolo.
Yes. atriolo supports Multifamily, Commercial, and Multiplex property types. You can manage individual units within a building, assign tenants to specific units, and track maintenance per unit.
Invite tenants to specific units with tenant-level access. They can submit maintenance requests and view documents you choose to share — while you maintain full control over what they see and do.
Yes. Log expenses across 8 categories with receipt photos, linked to specific properties or projects. View summaries showing total spend, monthly trends, and your top expense categories.
Browse open projects by location using atriolo's spatial search. Filter by project category (plumbing, electrical, HVAC, and more), review project details and photos, then submit your bid directly through the app.
Submit a bid on any open project. The property owner reviews all bids, can message you for clarification, and accepts or declines. Once accepted, you coordinate through project-specific messaging.
Yes. Contractors can post work projects to existing properties or create new property records for unregistered addresses. This builds your portfolio of documented, completed work.
Select your request type (Repair, Inspection, Installation, Cleaning, or Other), set a priority level, add photos, and describe the issue. Your request is tracked with live status updates from open through completed.
You can view any documents that your property owner or manager has explicitly shared with tenants. This might include manuals, inspection reports, or building policies — while private documents remain hidden.
Security is built into every layer of atriolo. You only see data you have permission to access, your files stay private unless you choose to share them, and every action is logged for full accountability. We follow industry best practices to keep your information safe.
Only people you explicitly invite. Each person gets a role — like owner, manager, or tenant — that determines exactly what they can see and do. Tenants only see what you share with them. No one gets access unless you grant it.
